Searching House in Southern District

I'm looking for a building in the Southern District (I prefer Mirissa, Hikkaduwa, Unawatuna, Weligama and all close zone) where I can start my own business (guesthouse for tourists). Only long term.

Structure must have these characteristics:

-not less than 5 bedrooms, each with private bathroom;

-hall with dining room;

-kitchen;

-garden;

-beachfront or less than 1 km from the beach.

I'm willing to renovate, so I'm also open to see building that doesn't have all washroom requested or AC room. I will attend to add all missing services.

My business will develop as a guesthouse or tourist accomodation. My business is scheduled to start in March 2025, so I'll be there in February to see the building and check about the structure situation (if it requires maintenance).

Budget: max 200.000 rs per month. I also evaluate more expensive solutions if they reflect all the requests.

I can also pay 2 months advance. I'm searching for a long term rent, so I'll be followed by a lawyer.
