* Flat or mostly flat land

* Minimum 60 perches (ideal 100 or more perches)

* Good road access (suitable for trucks/and big machines to work there)

* Electricity and water access nearby

* Clear title, no disputes

* Suitable for commercial or mixed-use development

* Not flood-prone, not marshy land

* ⁠Our budget is around the 40-42 million LKR but if the land is suitable and big we can consider.
